A protective coat that blocks sun, water and oil, slows cracking and brings back a deep black finish.
About sealcoatingCracks cleaned out and filled so water can’t get under the pavement and turn them into potholes.
About crack fillCrisp stall lines, ADA accessible stalls, arrows, fire lanes and painted parking blocks on asphalt or concrete, laid out clean and straight.
About stripingHeats damaged asphalt so new material bonds right into it. No cut edges, so no seams to fail later.
About infrared repairRemove-and-replace patches for potholes, failed sections and drive-through lanes that take a beating.
About patchingTandem dump trucks for hauling asphalt, millings, gravel and debris on your project.
About truckingEvery lot gets the work in the right order: cracks filled and damage patched first, then sealcoat, then fresh striping. One call to Elite covers all four.

One side faded and gray, the other side sealed and black. That’s what a single coat does for curb appeal, and it protects the asphalt underneath for years.

Asphalt wears out from the top down. Here’s what keeping up with it gets you.
Sealcoat shields asphalt from UV rays that dry it out, fade it gray and make it brittle.
A sealed surface stops rain and snowmelt from soaking in, freezing and cracking the pavement from inside.
Sealcoat helps protect against oil, gas and other spills that soften and break down asphalt.
Crack fill and patching close up damage while it’s small, before it spreads into potholes.
Fresh striping keeps stalls, ADA spaces, arrows and fire lanes easy to see for drivers.
Regular maintenance stretches the life of a lot and puts off the much bigger bill of a full repave.
Property managers, business owners and homeowners who need the work done right, on schedule, without shutting everything down.
Sealcoat and restripe planned around residents, with sections reopened as they cure.
Clear pricing and a clean finish your board can approve and your homeowners will notice.
Crack fill, sealcoat and restripe so the first thing customers see looks cared for.
Heavy-traffic lanes rebuilt with remove-and-replace patching that holds up to the line of cars.
Sealcoat and restripe for offices, plazas and business lots, with every stall and arrow put back sharp.
The same commercial-grade sealcoat on your home’s driveway, so it stays black, sealed and crack-free longer.
Our standard
A lot should look sharp the day we leave and still hold up years later.
Elite Asphalt Specialties LLC
About Elite
Elite Asphalt Specialties is a Lakewood, Colorado company that keeps parking lots and driveways sealed, repaired and striped across the west Denver metro. We bring our own equipment, do the work in the right order and leave every lot looking sharp.
We run our own work truck, sealcoat rig and tandem trucks, so your job isn’t waiting on someone else’s schedule.
The same crew handles crack fill, patching, sealcoat and striping, in the right order, with one point of contact.
Larger lots can be done in phases so residents and customers still have somewhere to park.
Stalls, ADA spaces, arrows and fire lanes laid out sharp, on asphalt or concrete.
You see exactly what each part of the job costs before any work is scheduled.
We go over the finished work with you so nothing gets missed.

A small crack becomes a pothole once water reaches the base. We match the repair to the damage instead of selling the biggest job.
For open cracks on otherwise solid pavement. Cleaned out and filled so water stays out of the base.
For potholes, birdbaths and surface damage. The existing asphalt is heated and reworked with new material, leaving a seamless repair with no cut joints.
For sections where the base has failed. We cut out the bad asphalt, rebuild it and pave it back, then restripe whatever lines the patch covered.
From the first call to the final walkthrough, every Elite job follows the same road.

Most lots do best with a fresh sealcoat every two to three years. High-traffic lots and lots with full sun exposure may need it sooner.
Plan on about 24 hours before vehicle traffic, depending on temperature and humidity. Foot traffic is usually fine sooner. We’ll give you an exact reopen time for your job.
Infrared repair heats the existing asphalt so new material bonds into it with no cut edges. A remove-and-replace patch cuts out the failed section and rebuilds it, which is the right fix for deeper base failure.
Yes. We can restripe on its own, including ADA accessible stalls, fire lanes, arrows and parking blocks. Striping right after a sealcoat gives the sharpest result.
Larger lots can be done in sections so part of the lot stays open. Ask about phasing when you call and we’ll plan it around your residents or customers.
Sealcoat needs warm, dry weather to cure, usually above 50 degrees with no rain expected for a day. Spring through early fall is the main season.
We’re based in Lakewood and work across the west Denver metro, including Denver, Arvada, Wheat Ridge, Golden, Littleton, Westminster and Englewood. If your property is nearby but not listed, call and ask.
