Asphalt starts breaking down the day it’s paved. Sun dries out the binder that holds it together, water works its way into small cracks, and oil and gas drips soften the surface. Sealcoat is a protective layer that takes that wear instead of your pavement.
A fresh coat also makes a tired, gray lot look new again, which matters to the residents, tenants and customers who see it every day.
The same steps on every sealcoating job, so you know what to expect.
We clear dirt, debris and loose material so the sealer bonds to the asphalt.
Open cracks get filled and problem spots handled first, so we’re not sealing over damage.
Sealer goes down and gets worked into the pores of the pavement.
We block off the area while it cures and tell you exactly when traffic can return.
Shields asphalt from UV rays that dry it out, fade it gray and make it brittle.
A sealed surface stops rain and snowmelt from soaking in and freezing.
Helps protect against spills that soften and break down asphalt.

Most lots do best with a fresh sealcoat every two to three years. High-traffic lots and lots in full sun may need it sooner.
Plan on about 24 hours before vehicle traffic, depending on temperature and humidity. Foot traffic is usually fine sooner. We’ll give you an exact reopen time for your job.
Sealcoat needs warm, dry weather to cure, usually above 50 degrees with no rain expected for a day. Spring through early fall is the main season.
No. Sealcoat protects the surface, but it won’t close open cracks. We fill cracks first so water can’t get underneath, then seal over the top.
Yes. Larger lots can be done in phases so residents and customers still have somewhere to park. Ask about phasing when you call.
